In the early 1900s Theodore Reed, movie director for Douglas Fairbanks, identified this property as an investment for Fairbanks. Actress Mary Pickford and Douglas Fairbanks purchased 800 acres in 1924, and a dam was constructed to capture the flow of waters from the Lusardi Creek and direct it into the San Dieguito River. Over 300 acres of Valencia oranges were planted and overseen by William Smart. Fairbanks later called this area "Rancho Zorro," or "Fox Ranch." The home was intended to be designed by Wallace Neff as a country retreat; however, Fairbanks and Pickford were divorced prior to breaking ground. Lady Sylvia Ashley, Fairbank’s second wife felt the property was too isolated and Fairbanks ceased to visit thereafter. From 1950-1977 the property changed hands numerous times. In 1977 Ray Watt purchased the property and subdivided it into 618 sites to create an elite community naming it Fairbanks Ranch.

Santaluz: Santaluz means "sacred light" or "holy light" in Spanish. Santaluz is one of San Diego County's premier coastal golf communities located in the San Dieguito River Valley in the southern half of Black Mountain Ranch just east of Fairbanks Ranch and Rancho Santa Fe. Luxury estates surround the Santaluz Club, which includes a 250-acre championship golf course designed by Rees Jones, tennis courts, fitness facilities, clubhouse and spa, and a special events venue for conferences and weddings. The foliage is native to Black Mountain Ranch and the 1500 acres that surround the community is preserved and untouched.

Del Sur: Del Sur is a master planned sustainable community amongst 1,000 acres of natural open space overlooking Rancho Santa Fe in the northern half of Black Mountain Ranch. The Ranch House, Del Sur's community club house, was awarded the first LEED platinum certification in San Diego by exceeding the standards set by the Sierra Club and Leadership in Energy and Environmental Design. Green features such as low emission windows, low toxic paints and glues, and Energy Star appliances are all standard features in Del Sur homes. Twenty percent of all homes have solar power and all homes focus on water conservation by having a tankless water heater and weather based satellite irrigation system. Residents get to enjoy five solar heated community swimming pools and six private parks.
